The soaring rental prices in Spain are creating a seismic shift in the housing market’s psychology. With monthly rents consistently reaching new heights, a striking 71% of Spaniards believe that paying a mortgage is now more cost-effective than renting. This eye-opening conclusion comes from the “X-ray of the housing market in 2026” report by Fotocasa Research. The findings reveal a strong consensus, scoring an impressive 7.6 out of 10, showing a slight increase from the first half of 2025, when 70% of market participants shared the same sentiment.

María Matos, Head of Research and spokesperson for Fotocasa, explains that this preference for buying isn’t just a cultural inclination; it’s becoming a financial survival strategy as rental costs continue to climb. Citizens are increasingly alarmed by the rapid rise in both purchase and rental prices. In fact, 56% of respondents fear that the market might be heading toward another property bubble, a noticeable uptick from the 54% recorded in 2025.

Meanwhile, the mindset regarding renting remains bleak. About half, or 50%, of those actively engaging in the market still hold the belief that renting is akin to “throwing money away.” This persistent perception will likely need to be reassessed in future reports as the dynamics of the market continue to evolve. The looming fear of skyrocketing rents and mortgage costs has undoubtedly left many Spaniards feeling anxious about their housing future.
