Major Reforms Aimed at Ending Gazumping in UK Housing Market

Home buyers and sellers are gearing up for a significant change in the UK housing market as plans to eliminate the frustrating practice of “gazumping

Home buyers and sellers are gearing up for a significant change in the UK housing market as plans to eliminate the frustrating practice of “gazumping” are set to roll out. This shake-up, designed to speed up housing sales, will introduce legally binding sales agreements earlier in the process, aiming to prevent buyers or sellers from pulling out without a valid reason. Currently, in England and Wales, it’s not uncommon for buyers to be outbid at a late stage of the sale, leading to massive frustration and unexpected costs.

You know, it’s like you finally find your dream home, and just when you think you’re in the clear, bam! Someone swoops in with a higher offer and you’re left high and dry. This has been a common scenario, and it’s about time something was done about it. Previous efforts to reform the system have been half-hearted at best, but this time, the planned changes are expected to be implemented by the end of Parliament in 2029.

What’s on the table? For starters, home buyers will receive more detailed information about the properties they are considering. Sellers and estate agents will have to provide essential details about the property’s condition and its status in a chain through what they’re calling sales packs. Can you believe it? The government estimates that these reforms could save buyers around £650 on average. Housing Secretary Steve Reed claims these changes will make the system “faster, fairer, and more secure.”

But wait, there’s more! This initiative reminds some of the Home Information Packs that were introduced two decades ago but quickly scrapped by the coalition government. Now, while the housing sector is generally on board with these reforms, there are some eyebrows raised about potential hiccups, like properties taking longer to hit the market due to all this new paperwork.

Prime Minister Sir Keir Starmer weighed in, saying that the current home buying system leaves “people in limbo.” He’s got a point—many feel that home ownership is slipping out of reach because of all the uncertainty. “We’re turning the page,” he said, emphasizing that these reforms are designed to modernize an outdated process, saving people both time and money and giving them the certainty they deserve.

Right now, buyers and sellers can agree on a sale, but the seller can still back out weeks or even months later if a better offer comes along. For those poor gazumped buyers? They’ve got no legal recourse. In contrast, other countries have penalties for pulling out once a deal is agreed upon. For instance, in Scotland, accepted offers are already legally binding. Once the solicitors exchange letters, known as missives, backing out could mean facing financial losses.

Under the new proposals, binding conditional contracts would make a sale legally binding much earlier, possibly right after an offer is accepted. If either party breaks the agreement without a valid reason or fails to meet their obligations, they could face financial penalties. However, don’t worry just yet—these binding contracts won’t kick in until the sales packs are up and running, so buyers will have all the essential info before making a commitment.

Henry Jordan from Nationwide, who’s seen his fair share of home buying headaches, said that the current process is often “slow, complex, and stressful.” He welcomes the changes, stressing that speeding things up isn’t just about convenience—it’s about helping more people finalize their purchases with less hassle.

Did you know that, on average, it takes almost six months—170 days, to be exact—to complete a property sale in the UK? That’s a long time in anyone’s book! Johan Svanstrom, the CEO of Rightmove, pointed out that more than one in five sales initially fall through. “This is an encouraging step towards a faster and more efficient property market,” he noted, adding that increasing transparency could significantly reduce those frustrating fall-throughs.

Lesley Horton, the UK’s Chief Property Ombudsman, expressed optimism too, saying that if these reforms are implemented carefully, they could create a home buying and selling system that meets consumer needs more effectively in the future.

Now, shifting gears a little, the UK borrowed £23.3 billion back in May, which is up nearly a third compared to the same month last year. And with the ongoing war in Iran expected to push UK inflation even higher, the impact on mortgage rates and loans is likely to be felt across the board.

So, with all these changes on the horizon, one has to wonder—will the new system really make a difference, or will it be just another set of rules that complicate things further for buyers and sellers alike?

The European Commission has announced its entry into the tech arena with a brand new social media platform called “W.” This platform, which was first revealed at the World Economic Forum back in January, is designed on principles of verified human users, transparency, privacy, and free speech. Based in Sweden, W is the brainchild of entrepreneurs from media, technology, and artificial intelligence sectors, as highlighted on their official website. Just this week, the beta version of the platform has launched, but there’s a catch—users must apply and pass a vetting process conducted by the “W” team before they can start posting.

What’s even more interesting? Top European officials are already on board, including EU Commission President Ursula von der Leyen and Antonio Costa, the President of the European Council. But before they can dive in, users need to verify their identity. They can do this either by submitting their real names or opting for the anonymous route via W Identity, a separate app that scans official documents like passports or national IDs directly on their devices. It’s a whole new level of security, folks!

W’s CEO, Anna Zeiter, recently shared with Euronews that the platform aims to host its data on European servers owned by European companies. This is a strategic move to limit investors to those within the continent itself. Zeiter mentioned plans to utilize Proton, a Swiss encrypted email service, and UpCloud, a Finnish cloud computing provider, ensuring compliance with stringent EU privacy regulations.

This launch is not just a standalone event; it coincides with a wider movement in Europe aiming for tech and AI sovereignty, distancing itself from Big Tech giants in the United States. Countries like France, Germany, and the Netherlands have expressed their concerns about the risks associated with relying on these major corporations, particularly regarding national security and data privacy issues.

W isn’t flying solo in this endeavor either. It joins a growing list of alternative social media platforms emerging in Europe, such as Bulle, Eurosky, Monnett, and eYou. Last week, several of these platforms even signed a declaration pledging to create Europe’s “social stack.” They claim this initiative will establish a “diverse and resilient infrastructure” to help the continent move away from large, monopolistic platforms that govern authoritatively.

However, experts warn that maintaining an audience on these alternative platforms is no easy feat. As previously discussed with Euronews Next, the challenge lies in competing with the convenience and engagement levels of established sites that aim to keep users glued to their screens.

So, what does this all mean for the average user? Well, it’s still early days, and the success of W and similar platforms remains to be seen. Can they truly attract and retain a loyal user base while offering something different from the behemoths of social media? Only time will tell…

Uzbekistan’s football team made headlines during their match against Colombia as they scored their first-ever goal in World Cup history, despite ultimately losing the game. The match, held at a packed stadium, saw the Uzbek players fighting valiantly, showcasing their talent and determination on the global stage.

The historical goal came in the second half, igniting cheers from fans who had traveled from far and wide to support their team. The excitement in the air was palpable as the supporters jumped to their feet, celebrating this milestone. It was a moment that will be etched in the memories of many, as Uzbekistan finally found the net in a World Cup match after years of hard work and dedication.

However, the joy was short-lived as Colombia quickly responded, putting Uzbekistan back on the defensive. The match ended with a score of 3-1 in favor of Colombia, but for the Uzbek players and their fans, the goal represented something much larger than a mere statistic. It symbolized hope, progress, and a growing presence in international football.

Fans expressed their pride in the team’s performance, stating that this goal is just the beginning and that they believe Uzbekistan has the potential to rise in future competitions. “Yahu, we showed the world we can play,” said one passionate supporter, reflecting the sentiment shared by many.

Moreover, the players themselves spoke of their determination to build on this achievement. They expressed gratitude for the support they received, promising to work even harder for future matches. As one player put it, “This is our first step, and we will not stop here.”

The celebration of their inaugural goal, though overshadowed by the defeat, has undoubtedly invigorated the spirit of Uzbek football. Fans are already looking ahead, dreaming of future tournaments and the possibility of even greater accomplishments. “Bakalım bundan sonra ne olacak?” they wonder, eagerly anticipating the next chapter in their team’s journey.

Andy Burnham’s Landslide Victory: A Game Changer for Labour Leadership?

Andy Burnham has achieved a monumental victory in the Makerfield parliamentary by-election, winning more votes than all his opponents combined. This outcome is particularly striking given that just weeks ago, Reform UK had a commanding presence in towns south of Wigan, such as Abram, Hindley, Orrell, and Winstanley. Burnham’s triumph serves as a test case for his argument that he stands as the Labour candidate capable of defeating Nigel Farage and the Reform party, a stark contrast to Sir Keir Starmer’s position.

This by-election was not your typical contest; it was a campaign that directly challenged the governing record of Labour at Westminster. It’s almost surreal when you think about it. Over 77,478 voters turned out, giving them a chance to choose a new MP in a context where Burnham is openly eyeing the prime ministership. His victory speech, delivered in the wee hours, was laden with implications about his ambitions. “Tonight could be a turning point,” he declared. He added that this result could lead to “a country that works for everybody,” which certainly isn’t the usual rhetoric from a by-election victor.

As the sun rises, we can expect Burnham to step back into the limelight, though sources say he won’t elaborate much further on his aspirations. On the other hand, Prime Minister’s office is already reacting to this stunning defeat. While the polls were still open, his allies were busy on the phone, trying to downplay Labour’s standing against Reform, insisting that the current gap is nothing unusual for this stage of a parliament. However, the sheer scale of Burnham’s win is hard to ignore.

Could this change the Prime Minister’s previously unshakeable stance? Will more Labour officials, from cabinet members to backbenchers, begin to voice their concerns? One former loyal Labour MP, Patrick Hurley, called for the PM’s resignation today, stating, “To everything there is a season, and I think right now we need a transition to something new.” If more voices join him, it could become clear that Sir Keir Starmer’s time in leadership is numbered.

But if the calls for change don’t materialize, it will be up to Burnham and others, like Wes Streeting, to take the initiative. Who will be brave enough to step forward and declare a formal challenge? The next few days and weeks are bound to be filled with drama and developments.

Innovative Ice Pyramids Bring Hope to Farmers in Ladakh’s Mountain Villages

At an altitude of almost 4,000 meters, the Himalayan village of Sakti faces brutal farming conditions. With minimal rainfall, the climate is harsh, as farmer Gelak Gutme, who has cultivated wheat, peas, and potatoes for 65 years, tells us. It’s a desert-like environment, and Gutme emphasizes that global warming has worsened the situation dramatically. “Now there is scarcity of water. Last year I lost everything – my entire field dried up due to lack of water,” he laments. For countless generations, small glaciers above the valleys acted like frozen reservoirs, providing water at the right time for spring farming. But now, those glaciers have vanished, turning the landscape into a dry wasteland. “There’s nothing left at the top to melt,” says Lobzang Fardod, a member of the local water management committee.

The brief summer means farmers must plant their crops by May; otherwise, winter arrives before harvest. Water is crucial, especially in early spring. In response to these growing challenges, some villages in Ladakh began creating their own ice reservoirs in the early 2010s. This innovative system involved piping water from higher altitudes during winter and spraying it into the air, where it would freeze and form large towers of ice known as ice stupas. While this method provided meltwater in spring, managing it during harsh winters was a nightmare, as Fardod puts it. When temperatures plunged to minus 20 or sometimes even minus 30 degrees Celsius, the water in the pipes would freeze, cracking them and ruining the whole setup. Teams of farmers camped near the water source, rushing to clear blockages with boiling water, especially during the coldest nights.

But that might be changing now. Murtaza Ali, an executive engineer in the Irrigation and Flood Control Division at the Ladakh Autonomous Hill Development Council, highlights that traditional water systems are failing, leaving Leh-Ladakh as a hub for innovative, grassroots engineering. The ice stupa system was not the most efficient either, as the constant flow of water on warmer days would melt the ice that had already formed. However, a tech upgrade has introduced a new system in partnership with Acres of Ice, called the Automated Ice Reservoir (AIR). This new method precisely controls ice production. Water is piped under pressure from the mountains and shoots out like a “massive fountain,” as described by Dr. Suryanarayanan Balasubramanian, founder of Acres of Ice. The system is monitored by a weather station, which tracks environmental conditions.

If temperatures drop too fast, the system automatically drains standing water from the pipes, preventing damage. This not only protects the pipes but also improves ice production efficiency. Instead of a constant spray of water, AIR releases bursts of mist, allowing layers of droplets to freeze before spraying again. “The system is smart, converting almost all diverted water into ice,” Balasubramanian explains. The villagers have a manual override if needed, giving them some control.

The results have been promising. Villagers report that groundwater levels are being replenished, and spring sources are reviving. “They are getting water on time,” Ali notes. In the winter of 2025, ten AIR projects were launched across Ladakh, marking a significant step forward. Balasubramanian emphasizes the challenge ahead: “How can we multiply the number of ice reservoirs we’re building? Can we build a dozen with the same system that previously only supported one?”

Back in Sakti, Gutme feels a sense of optimism. The AIR system has provided a reliable water source, and he hopes that two more artificial glaciers will be built in the village. “I don’t know the technology; all I know is that I have water to grow my crops,” he shares. The harsh climate has made life difficult, pushing many youths to consider leaving for cities, which would have been a disaster for the community.

As the villagers embrace this innovative solution, the future looks a bit brighter. Could this be the turning point for farmers in Ladakh? Only time will tell…

Brexit’in Ekonomik Yükü: İngiltere Ekonomisini %6 Daralttı!

The UK economy has taken a 6% hit from the effects of Brexit, according to economists’ analysis of internal Bank of England data about the decisions

The UK economy has taken a 6% hit from the effects of Brexit, according to economists’ analysis of internal Bank of England data about the decisions, views and financial results of thousands of British companies since the referendum a decade ago. This figure is not just a number; it reflects a significant economic blow that’s been felt across the nation. The analysis dives deep into Bank of England data, aiming to reconstruct how the UK might have fared if it had opted to remain in the EU. Yani, ne demek istiyoruz? Brexit olmasaydı, İngiltere’nin büyümesi çok daha farklı olabilirdi.

About half of this economic hit stemmed from the shock and uncertainty that followed the referendum.

KPMG Executive Reveals AI Adoption Struggles Amid Rapid Tech Advancement

Companies are moving quickly to adopt artificial intelligence (AI), but many still struggle to prove its worth, said Mathieu Wallich-Petit, Head of C

Companies are moving quickly to adopt artificial intelligence (AI), but many still struggle to prove its worth, said Mathieu Wallich-Petit, Head of Clients & Markets at KPMG France, during an interview with Euronews Next at the VivaTech event in Paris. According to a report published by the company in March, a staggering 95% of its clients have a strong AI strategy in place, and 64% have already witnessed tangible results from their technological investments. However, just a mere 8% can measure a clear return on investment. “Our clients do embed a real strategy in AI, but in reality, on the ground, there is still a big lag,” Wallich-Petit pointed out.

He emphasized that KPMG’s main role is to assist companies in bridging the gap between the rapid technological advancements and the slower pace of organizational adaptation. “What is amazing is that the pace of acceleration of the technology is really exponential,” he noted. Yet, the adoption rate within individual companies remains quite linear. According to the survey findings, only about 10% of KPMG clients have successfully embedded AI at scale in their operations.

In the insurance sector, companies are beginning to harness AI for purposes beyond just claims handling. “Before, it was very much about automation of claims, and now it’s very much end-to-end, from scoring new clients, pricing, and to customer service,” he explained. This shift highlights how businesses are increasingly seeing AI not just as a tool for efficiency, but as a robust strategy for growth and customer engagement.

KPMG also observed that companies are continuing to increase their AI budgets, as board members recognize the technology’s potential as a competitive advantage and a means to attract talent. Nevertheless, organizations are now more vigilant in assessing whether these investments can yield clear and rapid returns, according to Wallich-Petit. He believes that the focus during the transition to AI should center around the workforce. “My view is that it’s really about people, it’s not a question of technology,” he asserted. “Upskilling people, training people, is probably the most important strategic angle to make an AI strategy a success.”

For those companies still caught in between pilot projects and broader deployment, Wallich-Petit underscored the importance of embedding AI into daily business processes. “The magic recipe is very much to move from proof of concept, from piloting, to really embed into the process,” he stated. This transition also entails stronger governance, better data management, and increased training for employees, he added. “We always say it’s having people in the loop. I think it’s more than that. We need to have people driving with AI,” he emphasized.

Moreover, he pointed out that AI sovereignty is becoming an increasingly pressing issue for companies, especially as they depend on a limited number of powerful model providers. “The main theme is not to rely on only one model, but to have a diversity of models,” he advised. This concern has taken on greater significance as access to certain advanced AI models becomes entangled in geopolitics.

In May, KPMG and US-based AI company Anthropic announced a global alliance to integrate Claude into KPMG’s client delivery platform, thereby granting its global workforce access to the AI assistant. Just weeks later, Anthropic disclosed that it had been instructed by the US government to halt access to its Fable 5 and Mythos 5 models for any foreign nationals.

As the landscape of AI continues to evolve, one can only wonder how companies will adapt and what new challenges they may face in the near future.

Harry Kane Shines as England Captains to Victory Against Croatia!

England head coach Thomas Tuchel praised captain Harry Kane’s “complete performance” as the Three Lions kicked off their World Cup campaign with a fantastic 4-2 victory over Croatia at Dallas Stadium on Wednesday. That’s right, folks! Kane netted two goals, one of which was a re-taken penalty kick, while Jude Bellingham and Marcus Rashford also added to the scoreline, giving England a sweet revenge against the same team that knocked them out in the semi-finals of the 2018 World Cup in Russia.

Kane was in superb form, scoring both his goals in the first half, with the second being a powerful header. You should’ve seen it! After Bellingham put England ahead just after halftime, Kane was the first to leap onto his back in celebration. Talk about team spirit! Even in the dying moments of the match, specifically in the 94th minute, Kane showcased his commitment by blocking a close-range shot. “See the commitment of our captain, our No. 9,” exclaimed Tuchel. “Complete performance, absolute leader and he’s all in. He’s all in physically, he’s all in mentally.”

With those two goals, Kane has now reached a total of 10 World Cup goals, tying with Gary Lineker’s record set during the 1986 and 1990 tournaments. Kane, who took home the Golden Boot in 2018 by scoring six times, has now become the first English player to score multiple goals in three different World Cup appearances. Can you believe that? In his 115 international games, he has a whopping 81 goals for the national team, making him England’s all-time leading scorer.

“Obviously, it’s a great milestone to reach, to get 10 goals in a World Cup,” Kane said, reflecting on his achievement. Yahu, he also scored an impressive 59 goals this season for his club, Bayern Munich. “To reach double figures in this amazing tournament is very special. And it’s the first game, I’m feeling good,” he added.

Kane’s first goal in his 12th World Cup game came after Dominik Livakovic saved his initial penalty, which was reviewed by video. The second goal saw him easily beat Livakovic with a stunning header from a corner kick taken by Declan Rice. Kane was practically on his own in the box before making the decisive move. “It was a set piece that we used,” he explained. “Just kind of block the guys in front a little bit and just give me a bit of space.”

Looking ahead, England’s next World Cup match in Group L will be against Ghana on Tuesday, June 23, with kickoff set for 10 PM CET. What an exciting journey it’s shaping up to be for the Three Lions!
